Q: Here is my situation, I owe $110,000 in unsecured debt. The year-old business went south and I don’t have expected cash flow. Have not for the last 5 months. Now I have 90 day late payments on several credit cards. I am not sure of what to do next. I do not think my cash situation will get better any time soon. I have some means to at least bring those credit cards current, but it seems that a 90 day late payment is as damaging to credit report and score as bankruptcy. I don’t want to file but still, should I at least consider it?

I must admit, I feel quite good today. In fact, I have never felt better. Mostly because of the precious metal action today. Gold price is $1,272 USD, up $27.50; Silver is at $20.50 per ounce, up 43 cents; Platinum is $1,596, up $41; Palladium is at $557, $22 up. Now, before I start rumbling about all the idiots who are promoting $800 / ounce gold price and my own price predictions for 2011 and 2012, I must point out the recent Palladium story which will sure make the folks who holds this metal feel very warm and fuzzy. Unfortunately, I don’t have any. According to Anton Berlin, marketing director Norilsk Nickel, there may not be enough stockpiles of palladium held by the Russian government to enact sales in 2011.

Q: I wonder how to refinance my home loan. I owe about $150,000 on the mortgage and $30,000 on the line of credit. My house is worth conservatively around $250,000. I am only looking at the first mortgage. I am about 6 years into the 30 year fixed rate mortgage at 5.375% and thinking about 20 year term. I earn $90,000 a year and credit score is above 730. My biggest concern is that I cosigned for nephew’s student loans. He owes close to $130,000 and has paid since April, $615 per month. Is this going to negatively affect my credit score and interest rate?

A: The fact that you are a cosigner has very little to do with the interest rates in ongoing mortgage and housing mess.

There are basically two types of debt reaging and several important points about each to know. We will cover both in details. The first type is when the lender is reaging debt on consumer request. If you have a past due account, you can request the creditor to reset it anew. Reaging a delinquent account amounts to your creditor setting the account due date back to current. If you missed a few credit card payments and your creditor agrees to reage your account, then the missed payments are gone. Not all lenders reage past due accounts.
